We strategically analyze construction logistics, tailor program schedules to meet client goals, and offer expert reviews and consulting on topics like geothermal planning, power purchase agreement (PPA) administration, master plan review, and climate action plan (CAP) assessment.
We manage the bidding process, collaborating with your business office to select the best-qualified and cost-effective partner. Our subject matter experts review proposals, assist with bid analysis, and ensure the project aligns with your goals. Our experienced Core Team coordinates with diverse design professionals, employing proven technologies to develop energy-efficient designs that meet project metrics and client standards. Circadia efficiently manages project documentation in a digital repository or client-preferred system.
Through an integrated design process, we facilitate the selection and oversight of a qualified construction team. As the owner’s representative, we meticulously review the contractor’s schedule, and logistics plans, to ensure alignment with the client’s requirements while minimizing disruptions to campus operations. Subsequently, our Program Managers present the schedule, and logistics plans, to the client for approval and feedback.
Clear and frequent communication with all stakeholders is crucial for project success. Our team collaborates with design and construction teams to establish and manage a streamlined process for planning, approval, and communication of impacts. We tailor our communications with our clients to ensure we deliver the right information across the various levels of their organization. Whether working with a President/CEO, or a construction worker in the field, we focus on providing the information needed to make sure everyone involved can successfully execute their responsibilities.
A primary responsibility for our Project Managers involves developing a detailed budget that covers all facets of the project – and then managing each facet to adhere to the budget. By following proven purchasing methods, leveraging design expertise, and optimizing worksite efficiencies, we aspire to save our clients more money than the total cost of our services on any project. Our project teams consistently meet to review and reconcile expenditures with the program budget, demonstrating a proven track record of delivering projects on or below budget.

A detailed, achievable, and organized schedule is crucial for timely project delivery. Circadia recognizes the significance of schedule logic, construction activity phasing, and project tracking. Our certified PMI-SP schedulers, skilled in critical path methodology, use MS-Project and P6-Primavera to develop construction schedules, ensuring project adherence. Our scheduling services are integral to all client-managed programs and available as a standalone service for external construction trades partners.

Substation 02

69kV Substation

Princeton University upgraded its electrical power capacity by building a new 69kV substation in West Windsor, New Jersey. The University needed more capacity and reliable power to support 3M square feet of new buildings planned within the current capital plan. This project moved all electrical distribution underground and included N+2 feeds
